    Bedrooms



    Bedroom Notes:

    • Septic systems are rated by bedrooms, not bathrooms. A “2-BR home” is on a 2-BR septic system (if not on a sewer) and each bedroom will sustain 2 adults or 4 children full time. Thus a 2-BR home will sustain 2 adults and 4 children, or 4 adults.

    • We are only allowed to list a home by the number of rooms with a closet and a second means of escape, and in no case more than the size of the septic system. Thus a 4-BR home on a 3-BR septic will be listed as a 3-BR home

    Bathrooms

    Bathroom Notes:
    Bathrooms are rated by the features present:

    1. 1 or 2 sinks = 0.25

    2. 1 toilet = 0.25

    3. 1 or 2 shower heads = 0.25

    4. 1 bathtub = 0.25

    5. For example: a home with a full bathroom, a master bathroom with just a shower and a powder room would be 1.0 + 0.75 + 0.50 = 2.25 BA

    How small is too small (sqft)



    1 acre is about the size of a football field.   Most city lots are about 0.2 acres


    (condos have exterior maintenance with monthly fees)








    For example, if you tell me $350,000... I will show you all homes up to about $370,000 – thinking that certain $370K sellers “might” take $350K or below.

    1. Loan – are you pre-approved with a lender, or may I recommend a good one? If it requires a down payment, do you have it available?

    2. Cash – be prepared to show “evidence of funds” to the seller of the home you want to buy. A current bank statement with your name and the amount is suitable, with the acct number redacted.

    3. You need to sell your house first - this is called a "contingent" offer

      1. Is it listed yet?

      2. If not, may I recommend a top Realtor in your hometown (I belong to a national network of top producers who will pay me 25% of their commission if they can help you sell your home – this means they are HIGHLY motivated to please you and me)

    Offers require “earnest money,” which is typically 1% of the sales price rounded to the nearest 1,000. For example, a $360,000 home would expect to see a check for $4,000. This gets deposited after your offer is accepted, then comes back to your escrow account near closing, as part of your closing costs.
